In certain situations we may be able to purchase the property directly. This is commonly referred to as a cash offer. Property is purchased in “as-is” condition by a real estate investor as opposed to a retail buyer.
For properties that may perform better on the open market, we sometimes coordinate a listing strategy. We coordinate with a licensed broker to get your home listed on the MLS, and we handle repairs, showings, and all paperwork.
This strategy involves a buyer taking over payments on the seller’s existing home mortgage without formally assuming the loan. Primarily used to provide seller immediate relief from mortgage payments they can no longer afford.
In seller financing, the property owner acts as a lender and allows a buyer to make direct payments to them toward purchase price. Another form of this is rent-to-own financing, also known as a lease option. A lease option allows property to be leased with the option to purchase it at a later date. Commonly used for “fixer-upper“ or older properties that cannot be financed traditionally.
